Swallow's Nest Removal Policy:
Please read this document for information on how to handle swallow nests. Nesting season for swallows
begins early February, and special guidlines have been set up for the prevention and removal of nests. Be sure to read the document before any action is taken!

Emergency Special Assessment:
The Board of Directors approved an Emergency Special Assessment (ESA) of $691.43 per unit owner due January 1, 2010. The ESA may be paid at
one time or in ten monthly installments of $69.14 beginning Jan. 2010 and ending October 2010. This ESA is to repay a loan from the HOA reserve
account to the HOA operating account to fund the purchase of flood insurance. The HOA board of Directors approved the purchase of flood
insurance at the November 17th, 2009 Board of Directors meeting as the HOA. The purchase of flood insurance is necessary as portions of the
community have been added to the FEMA flood map. The cost of the flood insurance for 2010 is $95,417.00. A copy of the ESA resolution and the
flood insurance presentation is included in the December billing statement and attached here.
